With the right tool at your disposal, you can now calculate your property price online with ease and select the best payment plan. Smart Cal offers the most transparent price breakup in the industry. Smart Cal is easier to navigate, more intuitive, and generally more awesome.
Here’s how you can use Superise’s Smart Cal
Select unit: For a typical residential property, it can be BHK (no. of Bedroom, Hall & Kitchen). It can be “1/2/3/4 BHK Flat/Apartment”, “Penthouse” or “Villa”.
Select Payment Plan:
The two most offered payment plans are:
Self-funded or Down payment plan
Bank funded/ Developer-Bank associated plan- e.g. Construction linked payment plan (bank disburse payment as per construction of structure) or Flexi payment plans (combination of down-payment and construction-linked plans) or Subvention (Builder pays EMIs until property is handed to buyer)
Select Your Basic Selling Price: In some cases, BSP may vary depending upon the floor or other factors set by developer. You can choose from the variety of options available for the floor of your choice or budget.
Mandatory Charges (Payable only one time)
Covered Car Parking
Interest free maintenance security (IFMS)
External Development Charges (EDC) and Infrastructure Development Charges
Select your Preferential Location Charges (PLC): Adding to your preferable view, you can choose from Road facing to park facing till corner flat, stated as PLC.
Select your Add-Ons: Some projects have leverage of adding more parking slots or extra power backup cost etc. These are not mandatory, but as per your convenience.
7. Select your ownership type for registration charges: 5% registration charge applicable for female owner, 6% for combined (M+F) and 7% for male owner. Registration charges will be payable to the government, hence is not the part of payment schedule to developer.
And you are done!
Finally, you will get the Payment schedule & detailed estimation of your payment.
Once you clicked on Detailed Estimation, you will get Final cost break-up sheet. And that’s not it, you can add more project/ payment plans by using “+ Add More” tab.
